From the official search to the beacons on the ground, here are the checks every buyer should do before paying for land in Makuyu or anywhere in Murang'a.
Most land fraud in Kenya happens because buyers skip one simple check. Whether you buy from us or anyone else, these are the steps we recommend.
1. Do an official search
Use the title number to run an official search on Ardhisasa or at the Murang'a lands registry. It confirms the registered owner and shows any caution, charge or restriction on the land.
2. Visit the land
Never buy land you have not walked. We run free site visits so you can see the plot, the access road and the neighbourhood in person.
3. Confirm the beacons
Ask to see the survey beacons and compare them with the mutation or survey map.
4. Check access and utilities
How far is the plot from the tarmac? Is there an access road on the map, not just on the ground? Where are water and power?
5–7. Agreement, payments and transfer
Sign a written sale agreement, pay only into a company account and keep every receipt, and confirm the timeline for the transfer and issue of your title.
